It's an odd time right now in the market. Many people have expected a "COVID Flood" of businesses and properties to hit the market and this hasn't occurred. In the meantime, more and more buyers have entered the ring and now demand it very high.
So what does this mean?
1) Be prepared. You should already be incorporated. You should already have a business plan written. You should already have a design/build team ready to go. What are you waiting for?!
2) Don't think you're "getting a deal". It's a Seller's Market. No one is rolling out the red carpet for your low ball offer. Seriously.
3) Don't expect an offer with many subjects will be well received either. Sellers (and Landlords) are not patient right now.
