I'm sure you've seen the news about the the South Coast is dealing with.
All of this torrential rain makes me think about a business I used to own that operated out of a century old building.Any time it rained like this, the ground floor would flood. There was a whole process to move the downspout and then bail out the area.
I later realized I should have asked my landlord to repair the drainage system as it was clearly his responsibility - but you know how it goes. You get so busy working in the business, you usually forget to work on the business much less make time to worry about the building and its maintenance.
So when was the last you walked around your building and took notes on what needed repair? When was the last time you checked/cleaned/maintained your equipment? This should be a monthly occurrence!
